The first deal fell apart. The roof needed replacing. The seller couldn’t afford it.

Most Realtors would see a problem. We saw a challenge to solve.

When a Grand Junction homeowner found us on Google, she was preparing for a major life change. She was leaving her teaching career in Mesa County and moving to Salt Lake City to be closer to her ailing mother.

Money was tight. The market was slowing down. And she needed a real plan, not someone who would simply put a sign in the yard and hope for the best.

Starting With the Numbers

We researched the neighborhood, studied the market, and recommended a price designed to attract buyers without leaving money on the table. Pricing is where most sales are won or lost, and we treat it that way. (If you want to see how we approach it, read our guide on how to price your home in Grand Junction.)

We also identified a few repairs that would make a difference, including damaged carpet and walls in a guest bedroom. She trusted our advice and got the work done.

Selling From a Distance

Then life took an unexpected turn. Shortly after we listed the home, her mother passed away.

Our seller eventually relocated to Salt Lake City, and we managed the entire sale from a distance. With the home vacant, we used virtually staged photography to help buyers see its potential.

But we weren’t out of the woods yet.

When the First Contract Fell Through

The home had solar panels with a substantial outstanding loan balance. Then our first contract fell apart when the buyer discovered the roof needed replacing. Replacing that roof would also mean hiring a specialist to remove and reinstall the solar panels. It was an expense our seller simply couldn’t afford.

So we went back to work.

Rather than let the deal derail our seller’s plans, we found a cash buyer who wasn’t deterred by the roof situation. About 30 days after hitting the market, the home was sold. (Curious how a cash offer compares to a traditional listing? We break it down in cash offer vs. listing in Grand Junction.)

Our seller was happy with the price, and she could finally move forward with the next chapter of her life.

What Our Seller Had to Say

“The research that they conducted to make sure the home was priced right for the area and the time went beyond what I’ve ever had a realtor do for me. They communicated with me easily via text on an almost daily basis, letting me know how things were progressing. I highly recommend them to anyone ready to buy or sell a home.”
