CLIFTON REAL ESTATE

Clifton

Clifton, with a population of more than 20,000 people, is a city tucked neatly between Grand Junction and Palisade. It is considered an important part of the Grand Junction Metropolitan Statistical Area in zip code 81520.

Established in 1900, Clifton was named for the dramatic mesa cliffs close to town. It’s a great jumping-off point to visit the Bookcliffs or a beautiful drive up to the Grand Mesa. It offers easy access to U.S. 50 and I-70.

There is a wide choice of shopping, grocery stores and restaurants in the area.

Here you’ll find some of the area’s most diverse housing and affordable homes, with median price ranges right around $300,000 — well below the Mesa County average.  In addition to several subdivisions, there are many townhome and condo neighborhoods.

Local schools include Clifton, Chatfield, Rocky Mountain, or Thunder Mountain Elementary Schools; Mount Garfield and Grand Mesa Middle Schools; Central or Palisade High School.

Clifton Neighborhoods and Subdivisions

Clifton offers an impressive variety of neighborhoods, from family-friendly subdivisions to affordable townhome communities. Popular neighborhoods include:

  • Candlewood Estates: Known for its affordability and proximity to parks and amenities.
  • Fox Hollow I & II: Established neighborhoods with mature landscaping.
  • Copper Canyon: Newer development with modern amenities.
  • Deerfield: Quiet residential area with easy highway access.

Additional Clifton neighborhoods include: Anson, Arrowhead, Arrowleaf, Aspen Grove, Autumn Breeze, Casa De Pera, Char-De-Rae Acres, Clifton Heights, Clifton Village, Collyer, Colony Meadows, Cougar Run, Dairyland, Friendship Wood, Garmesa, Gentle Winds, Howell, Huntington Point, Irwin Clifton, Lopez Estates, Meadowlark Acres, Monte Vista, Picture Ranch, Pinon View, Rambling Acres, Sagewood, San Miguel, Schmacher, Spencers Addition, Star Heights, Stepping Stone, Sunrise Meadows, and Swan View/Crest.

Townhome and Condo Communities

  • Bookcliff Condos: Affordable condo living with mountain views
  • Coronado Condos: Well-maintained condominium community
  • Good Hope Townhomes: Family-friendly townhome development
  • Village Green Townhomes: Modern townhomes with community amenities

With median home prices right around $300,000 — well below the Mesa County average, Clifton offers some of the area’s most diverse and affordable housing options, making it an excellent choice for first-time buyers, growing families, and retirees.

Why Buyers Are Taking Another Look at Clifton

Clifton is the best-kept secret in Mesa County real estate, and honestly, we’re not sure why it’s still a secret. Tucked between Grand Junction and Palisade along the I-70 Business corridor, Clifton (zip codes 81504 and 81520) offers the most affordable entry point into the Grand Valley market — median sale prices sit right around $300,000, well below the county average — with a 10-minute drive to either downtown Grand Junction or Palisade’s wine country.

That price point buys real variety here: established single-family subdivisions like Peachwood and Kimwood Estates, newer construction in Copper Canyon, and one of the valley’s deepest inventories of townhomes and condos for buyers who want to own for less than they’d pay in rent. Commuters get quick access to both US 50 and I-70, and the Bookcliffs practically start in your backyard.

Who is Clifton right for? In our experience: first-time buyers who keep getting outbid in Grand Junction proper, investors looking for the valley’s strongest rental math, and downsizers who want a low-maintenance townhome without leaving the area. The trade-off is fewer big-box amenities than Grand Junction — though the Clifton commercial corridor covers groceries, dining, and daily errands.

Families have school options across District 51, including Chatfield, Rocky Mountain, and Thunder Mountain elementaries, Mount Garfield Middle School, and a choice of Central or Palisade High School depending on address — something we help buyers confirm street-by-street before they write an offer.

We’ve sold homes in nearly every Clifton subdivision. Scroll down to browse every home currently for sale in Clifton, or contact the Cowan Home Team at (970) 462-7316 for a local’s honest read on any listing.
